When it's time for the site launch, we offer comprehensive marketing support to ensure extensive coverage for the successful completion of all property sales. We have experts in every key category to offer assistance from the inception of a project through to the final interiors finish and marketing.

We also provide high quality sales materials, including floor plans, CGI 3D images, architectural artist's drawings and drone photography and video, to showcase the potential of new homes and drive sales. Our in-house marketing team can then create a dynamic campaign to support sales, including staging a house to sell and holding open events, as well as utilizing social media, digital marketing, and press coverage.

At Brown&Co, we specialise in land sales and acquisition and are one of the largest land suppliers in the region, working with suitable sites to establish terms for promotion and option agreements and carrying out open market and private sales of residential and commercial development sites.

We also have extensive experience in site assembly and can advise on the opportunities for development and the alternatives available to clients.

In addition, our experienced planning team is able to provide guidance on all planning matters, including site appraisals, planning applications, and appeals. Our architecture team has the knowledge and experience to deliver projects from conception, with the production of concept designs, through to the monitoring of on-site works and the completion of the project.

Is it worth buying a new build UK?

Absolutely! New builds are becoming much more popular due to the higher standards in quality of build and the efficiency of new homes. With strict building regulations in the UK, new homes must be built to a very high standard of efficiency, which keep heating costs down. Also, if you get in quickly, you can often get to chose the kitchen style or colour, making your own mark on your new home.

What is the process for buying a new build?

This is relatively straight forward. Most new homes builders will not take a reservation from a buyer until they can prove that they have a complete chain or have the funds to buy independently. If this is the case, the usual procedure is for the selling agent to produce a reservation agreement which confirms many of the important information that their solicitor will require initially. Once these terms are agreed the process is identical to the process when buying an existing home.

The only complication to be aware of is if you are in a chain and are buying off plan. It is often very difficult for a new homes builder to be able to give a set completion date, which can cause complications with exchange and setting completion dates. This is something to be aware of and to discuss with the builder or their agent.

How much deposit do you need for a new build UK?

The standard deposit required on a new build is usually no different from the deposit expected on an existing residential property. This is usually 10% of the purchase price paid on exchange, although this is sometimes negotiable between the buyer and vendor (seller). However, when reserving a new build residential property, most builders will expect a reservation fee the amount expected can vary depending on the house builder. When reserving a new home it is important that you are aware of the terms of the reservation.

Is it harder to get a mortgage for a new build?

No, in some respects it is easier to get a mortgage on a new build than an existing residential property. The benefit of buying new is that there will be build guarantees in place, which will give a potential mortgage lender and purchaser peace of mind that the new home is in excellent order.
